We have purchased our home here in march.
Lennar has the worst service for their community facility. Very unorganized
It’s always a mess at the pool and playground.
streets are super dirty.
I wish I didn’t purchase the house here.

It’s suppose to be gated community but gates are open 24 hrs

Random people come and enjoy the pool and other facility.
We are paying HOA to Lennar but they haven’t turned it over to HOA in the community to run it.
It’s ridiculous!!

The experience I had with the sales representative at your office was deeply disappointing and left a lasting negative impression. The individual, an older white woman, was condescending in her demeanor, an observation echoed by other customers who have commented on similar experiences.

When prospective buyers come to inquire about Lennar homes, they expect to be treated with courtesy and respect, not subjected to dismissive or condescending behavior. No one should feel that they need “approval” from Lennar to be treated with basic respect. This encounter has completely diminished my interest in considering Lennar homes, as I have never experienced such treatment from any other home sales representative.

A Warning for Potential Buyers: Disappointed with Gardens at Arboretum.

I regret to say that my experience with the Gardens at Arboretum has been nothing short of frustrating. The build quality is abysmal—nails and screws littered the area when we moved in, creating safety hazards for kids and pets. Several parts of the home were already broken or poorly constructed upon delivery, and despite repeated requests, the contractors refused to perform proper repairs.

The developer and builder refuse to take accountability, leaving residents to fend for themselves. Even worse, the developer has allowed far more homes to be built than originally disclosed, leading to overcrowding and overburdened amenities.

Speaking of amenities, they are in a terrible state. Maintenance is clearly not a priority here, as shared spaces are neglected and falling into disrepair. The gates, which should provide some level of security, remain open 24/7, defeating their purpose entirely.

Adding insult to injury, HOA fees were increased without any prior notification or explanation. On top of that, the loan company involved with the development has taken excess payments from residents and failed to issue proper refunds. This lack of transparency and accountability is both unethical and infuriating.

I would strongly caution anyone considering moving here to look elsewhere. The Gardens at Arboretum has been a massive disappointment, and I wouldn’t recommend it to anyone. Save yourself the headache and avoid this community.

Only 5 star reviews are customer services, Sales and Customer service reps were all very nice.

These Lennar builder sites staff have a tendency to disregard those that come in to see houses. I shouldn't have to tell them I'm already in process with and preapproved with Lennar to get respect and questions answered.
